CASH TIMING
The February to April period carries the rent increase from year two
onward and no December uplift. Under the conservative case this is the
only period where the plan runs negative, which makes it the constraint
that decides whether the cafe setup happens in spring or after summer ...
The conclusion there is a timing conclusion, not a spending one. That is common in small business budgets, and it is very hard to see in a spreadsheet that shows an annual total.
